Home Inspection

Home Inspection Process

Make sure your home is safe, sound and secure. We provide peace of mind. Our process typically takes anywhere from 3 to 4 hours depending on the size of the home. We begin with the exterior and work our way to the interior and mechanical areas of the home.
Within the same day of your inspection, you will receive a computer generated report with pictures sent to your email as well as a hard copy upon your request.

All residential inspections come with a 90 day warranty, Mold Safe Warranty, Sewer Guard, Platinum Roof Protection, Full Concierge Service & Utility Set Up, RecallChek and Home Owners Resource.

Pest Inspection

Pest Inspection Process

Termites, carpenter ants and powder post beetles are just a few of the wood destroying organisms that can provide substantial damage to your property. We are trained and certified to recognize and identify insect damage. We are licensed by the PA Department of Agriculture as a pesticide application company (BU14589) and report on the NPMA-33 Form as required by most lenders.

Thermal Imaging

Thermal Imaging Process
Being that home inspections are non-invasive, our process can, in some ways, become limited. We counteract this limitation by the utilization of a thermal imaging camera. Thermal imaging shows the differences in the thermal bridging and gives us an indication of what is going on behind the walls. Such technology allows us to detect moisture, missing or defective insulation, structural shortcomings, HVAC problem areas, sources of heat loss, plumbing leaks, roof leaks, electrical issues and more. Thermal imaging is included in every inspection, commercial and residential.

Municipal Services

Municipal Services Process
Is your Pennsylvania municipality offering the HOME Program? The Pennsylvania HOME Program is a federally funded program that provides municipalities with grant and loan assistance to expand and preserve the supply of decent and affordable housing for low- and very low-income Pennsylvanians. We have been providing inspection services and consulting for municipalities utilizing the HOME program since 2010. We work with homeowners, contractors and the municipality to rehabilitate housing to standards required by the program code.

Blower Door Testing

Blower Door Process

New energy codes require all new homes to receive a compliant blower door test. The air infiltration rate cannot exceed 5 air exchanges per hour, based on the UCC RAC modification to the code. Based on R303.1, if the tested rate is less than or equal to 5 air exchanges per hour, a whole home mechanical ventilation system is required to be installed. We work with builders, homeowners, and building code officials to ensure proper compliance with the code. Mike is a certified individual with the Building Performance Institute, BPI ID#:5025171.

Radon Testing

Radon Testing Process
Radon is a radioactive gas caused by the natural decay of uranium. It is the second leading cause of lung cancer next to smoking. The Environmental Protection Agency recommends that a level 4 pCi/L of radon or more can be harmful and should be mitigated. Radon originates from uranium in the ground. Uranium has a half-life of billions of years. Uranium decays into radium, and radium decays into radon.  Radon becomes harmful when it enters your home and is inhaled. Radon, which has a half-life of merely a few days, in turn, decays as well. The radioactive particles (Alpha, Beta and Gamma Rays) in radon also decay and cause microscopic damage to the delicate tissues of your lungs. Prolonged exposure to such trauma has been linked to cancer in lungs and esophagus. Radon is a colorless, odorless, invisible gas that can only be detected through special equipment. Michael O. Gelsick (PA DEP ID#: 2809) is a licensed individual by the Pennsylvania Department of Environmental Protection, allowing him to both test your home and analyze the results. A typical short term test gives you a snapshot of radon levels in your home. We currently utilize the short term electret (e-Perm ®) method. We recommend all properties be tested for this gas. Remember: knowing is better! Mike is licensed and qualified to test residential, commercial, and multi-family properties, as well as schools.

We utilize a top of the line drone to provide high resolution photos and video.  Aerial imaging is included as a part of our basic inspection service on residential and commercial properties.  We fly our drone as needed and as weather permits.

Sewer Scope

Sewer Scope

Gelsick Home Inspection is pleased to offer sewer scope services. Using our professional grade camera, we are able to identify the material and condition of your lateral sewer line. Defects consisting of cracking, breakage, blockage, sludge, root growth, and debris can cost thousands of dollars to repair. These deficiencies are all things we can identify during the scope test. Along with a written report of our findings, you will also receive a link to a video so you can see what we see! This service is beneficial to both current and perspective homeowners!
